Free initial property survey by Chartered Surveyor
Assessment of costs presented to client within 2 days
HMO Scotland Ltd instructed to handle application on client's behalf
Provision of approved site plan for Council's attention
Erection of valid Site Notice with copy forwarded to Council
Council approved Tenancy or Occupancy Agreement prepared for client
All paperwork along with application fee (payable to 'City of Edinburgh Council') forwarded to council
At this juncture we will either try to 'Fast track' your application with the council or wait for them to contact us with an Initial Inspection date - this is dependent upon your proposed use of the flat during this period. Works could be commenced at this point should you wish
Initial Inspection by council accompanied by HMO Scotland Limited
Co-ordination of works if not already commenced
Site Notice forwarded to council at expiration of statutory timescale
Notification of any formal objections to application
Collating all certificates for presentation to council
Either:
Final Inspection by council
Or: Free representation for client at Regulatory Licensing Committee in response to formal objections to application
Co-ordinating any subsequent works as and if required
Granting of HMO licence for either 1 year term or 3 year term
Ensuring prominent display of Licence in property along with other required certification
